REI Pro Guard Tax & Legal Seminars
NEW: #4 – Mastering REI Partnerships
1 DVD – 4 hours. Intermediate-to-Advanced level
Partnerships are like marriages: they are very easy to get into, but very difficult to keep running smoothly. Circumstances change, expectations change, and people change. A lot can go wrong, and break-ups are usually complicated if not disastrous.
Despite these obvious risks, most investors readily jump into a 50/50 LLC whenever they start a joint project. Sadly, this is the WORST of several possible ways to structure working together! Yes, there’re better alternatives, and we want to give you these other options.
And if you do form an LLC, who do you go to? Many investors opt for boiler plate operating agreements found online or copy from their friends. What can go wrong? Here’re couple examples.
- You start out with two members who each own 50% of the LLC, and 1 member puts in more money than the other. Well, the ownership is no longer 50% each! Did you know that?
- Did you also know that typically, under those same boiler plate operating agreements, all members are required to bring all real estate deals they become aware of to the LLC. They cannot do deals outside the LLC without the permission of the LLC!
Could be a problem, right? There are more! However, you can fix these issues by drafting the operating agreement properly for your investment goals.
In this 4-hour workshop, we explain:
- when to partner and when not to partner
